Why I’m Exploring Warehouse Flex Space for Trades and Training

This is the final part of my 2026 goals series.

And honestly, this goal makes me the most uncomfortable, which usually means it’s the right one.

Goal #3 for 2026

Explore building warehouse flex space designed for trade schools and small operators.

The Problem I Keep Seeing

Over and over, school owners and operators tell me:
• “We can teach online, but we need hands-on space.”
• “Warehouses are too expensive.”
• “Landlords don’t understand training businesses.”
• “We outgrow our space way too fast.”

Traditional real estate doesn’t work well for training-based trade businesses.

That’s the opportunity.

What Flex Space Could Solve

Purpose-built flex space could support:
• Trade schools
• Repair businesses
• Apprenticeships
• Workforce nonprofits

Think:
• Classrooms + bays
• Shared equipment areas
• Short-term, scalable leases
• Space designed for instruction, not just storage

My 2026 Plan

This is not a rushed decision.
• Talk to school owners and operators
• Study zoning, costs, and demand
• Identify 1–2 high-need markets
• Decide whether to build, partner, or walk away

No ego.
Only numbers.

Why This Ties Everything Together

Schools need space.
Veterans need training.
Trades need infrastructure.

If done right, this creates:
• Better learning environments
• More scalable schools
• Long-term real assets

Education plus real estate creates durability.
